If trustee wants to rescind the sale before sending you the trustee deed, you'd better let it go. It really not worth the time and efforts for unexpected results, unless you want to have a real experience on the process and try to learn something from it which may make you an expert on it in future. You will make two more deals by saving your time and energy.

If you have received the deed and recorded it, it may be different story.
