I have been through this situation a few times - sometimes it is just best to pay the tenant to leave...

When I owned rental property in Bakersfield, CA - I had one tenant who became a meth addict, lost his job & stopped paying rent, after 2 months I offered him $600 to leave and he did :)

Paying tenants to leave is sometime cheaper than filling evictions and Attorney's fees.

...just my 2 cents - hope it helps :)
