I knew that there was a 15 day clock for the BK filings so this clears up why and how that applies to my question. An update on the situation with the police... they are going to write a crime report when they review a timestamped photo I took of the property after the recording date. Because I didn't know if I was considered an owner on receipt date I didn't push the issue. We had offered a cash for keys in this situation but it was more complicated, the couple was splitting up, she was moving out, he was still living there. After moving out the wife would come back with her parents and strip the home when the husband was gone. We had a cash for keys worked out with the husband because he was the only person left occupying the home. Well, this really isn't that big of a deal, I will get over it very quickly but just want to create some sort of system that can prevent this in the future. I am thinking a blend of notifying neighbors of transfer, notifying tenants/owners/whoever of law and grand theft and consequences. We use cash for keys... just always try to minimize the amount. Again I have bought and sold MANY MANY homes in a very short period of time, but the amount of theft in this one was a first. Just wanted to know my rights in the future.
