I don't want to disappoint you, however...In Reply to: Re: Foreclosure Auction - When do I OWN the property? receipt or deed? posted by LarryG on December 13, 2009 at 2:32 PM Larry - I'm not in the foreclosure training business. Yes, I'm guilty of sending people Ward's way for training. That's because I happen to believe that his training is the best available, as nothing so comprehensive was available when I started in the business. However, to be clear, I've never participated in any remuneration nor received any financial benefit although I have helped many students with "grants" as I saw fit. Ward did buy me dinner once at Macaroni Grill before speaking a while back. It was very tasty and, while not a healthy choice on my part, still most appreciated. If you review the concensus of what several other posters' comments concerning Jeff's plight, you'd see that he has purchased a property and is having a problem with possession and vandalism plain and simple. Jeff cannot start his unlawful detainer until he has a recorded trustee's deed upon sale and complied with all noticing requirements. He'd do well at this point to employ the sevices of a good u/d attorney. No one ought to be taking any pleasure in his experience, and as you stated, it may have been unavoidable. Perhaps Jeff will learn some valuable lessons and incorporate them in his buy/sell operation. Perhaps you would do well to re-evaluate your public conclusions about character.
