Posted by warren on December 11, 2009 at 12:49 AM I was reading this website and saw that the Default Title Co. that issued the TSG to the beneficiary would sell a new owners policy to the TS purchaser. http://www.sectitle.com/trusteesale.html - text below To me this sounds like I could buy some confidence in the TD that I just purchased beyond pre-sale title searching by having an owners policy. Now I don't buy a new policy until I flip the property. Has anyone done this? Does it even make sense that I would get more peace of mind(for a price)? --------------- Trustee Sale Guarantee The Trustee Sale Guarantee is a form containing assurance specifically structured to meet the needs of a trustee or attorney contemplating the foreclosure of a Deed of Trust or Trust Indenture. In particular, the form identifies all persons who, according to the public records, are entitled to receive notice of the contemplated trustee's sale. It also contains other information useful and necessary for the conduct of a proper trustee's non- judicial foreclosure.
