: If a home is purchased at the trustee sale, but the current tennant has a one year lease he paid to the former homeowner, paying the former homeowner 1 year up front, what are his/my rights? Can he stay for the duration of his lease, without paying me any rent due to his agreement being with the former owner?

I'm not an attorney but my understanding is that he will have to pay you the rent for the rest of the year. He will have to pursue the prepaid rents from the previous owner in small claims court.
