I would think that you can distill the name(s) of lenders who've funded the buyers' of post- trustee sale purchases. Somehow, I think that you're looking for a magic lender that will fit exactly your criteria. They may be out there, but by the time you find this rare bird, things may well have changed. We have a deal right now whereby my investor foreclosed on the property, transferred it out of his personal vesting and into a THT for privacy purposes, and yet buyer's lenders are still skiddish. The facts are, lenders are at minimum wary of short-term resales. Accept that or not. I've heard someone had a secret formula for navigating around the FHA 90 rule, which is now even becoming imposed by conventional lenders. Maybe you could buy their course. A group us of might even come visit you and bring you "tradeable" smokes, magazines, or a cake with a metal file in it or other contriban(if things go REALLY BAD on your end) Meanwhile, I've got profitable business to tend too..
