Lately I have been selling my properties under 90 days by redirecting the buyers from using a bank to using small local credit unions and small banks. They are getting the same agency loan at the same terms as the major lenders without the 90 day seasoning. I have found most qualified buyers not only have a bank relationship, but also a local banking relationship. When I sell, the buyer has to provide me with POF and DU underwriting results with conditions. My properties sell usually within 48 hours, asking price or better. If the Agent is not responsive to my demands,I toss the offer and go on to the next.Life is too short to patronize obstinant Agents.
