House in Estate close to foreclosure (Scottsdale AZ)

My Son is in line to inherit his late mothers house that was behind on 1st and 2nd mortgage and what is owed on the house would be about what the value is. My first inclination is to just close the door and walk away as I do not believe my son can be hurt from any creditors in this situation. Is there any reason for the lender to consider offering a lower amount to the family if they wanted to keep the house? We would almost certainly have to sell the property anyway. If he did aquire the property, would the other creditors then be able to make claims to him?
