Your info is incomplete and only gives part of the picture needed to advise you.

With only the info given and making some assumptions if I held that 3rd note I wouldn't deal either. I would rather the home go to trustee sale and wipe my 3rd off the property and then get a judgment to start collecting on down the road.

So unless you came up with what I consider a serious offer I would just play the time card. Time will get me more money so no need to throw it out the window because so one else thinks its a good idea. And with the limited facts I don't have a whole lot to lose.
