Answers to seminar questionsIn Reply to: Ward, I enjoyed your seminar last night and I have couple of follow-ups... posted by Eric on April 4, 2001 at 10:39 AM : My name is Eric. I am an assistant to the Vice President of Investor Services at REMAX Commercial Brokerage in Los Angeles. A few months ago, we added foreclosures as a focus in our daily business. I am very excited about investing when we find a suitable product. : In regard to last night's forum: : 1. You mentioned "pacers" as a service provided somewhere online. Where is it and how do we utilize it fully? : 2. When you create a Trust at the sale in order to take title, you said you actually create it on paper at a later time. Should you then backdate that document for legal purposes? : 3. Finally. Is it possible to get a detailed description or perhaps even a copy of your Foreclosure Investment Agreement? We will probably add shared equity deals to our program. : Thanks Ward. Your excitement on the subject is highly contagious. =•=•=•=•=•=•=•=•=•=•=•= #1. The public's online access service to the federal bankruptcy court records throughout the United States is called PACER. Their home page is http://pacer.psc.uscourts.gov. Their home page will answer all your questions about the service and is easy to navigate. #2. The formation of a title holding trust involves the creator/trustor of the trust filling in about 4 items on a 4 page document called the Declaration of Trust. The signatories are just the trustor and the trustee of the trust. The timing as to when the trustor actually sits down at her computer console to fill in the form is soley up to her time schedule since no other parties have to be accommodated. #3. The Foreclosure Investment Agreement is a proprietary form in my 400+ page Foreclosure Resource Manual that is the centerpart of our training materials for our 3 Day Hands-ON Foreclosure Training Seminar. Hope this helps.
