Sorry for piping up again but, really, you answered your own question. If your end buyer can't get financing, you're SOL unless you finance the property yourself--which, of course, you can do.

Bill Gatten claims, through his Equity Holding Trust system, to have the total answer. I attended his 3-day workshop in Salt Lake City two weekends ago but, so far, I don't completely understand the strategy, as it seems convoluted to me. Here's an explanation of the Equity Holding Trust.
