When people basically lie about wanting to loan money to people in foreclosure as a guise to "tie up" thrit property with no real intent to ever loan them reinstatement monry ... that is outright fraud and will land you in jail eventually! It is also these types of scams that are behind laws being enacted in 23 states so far (but all will eventually) as we just covered in our local REIA group meeting last week! Though non of us probably intend to commit fraud ... it clearly is by law. There are plenty of foreclosures out there and I am all for being creative to sign them under contract. Do not hold yourself to be a lender falsely or it will come back to bite you!

: : Thanks for coming to the Commonwealth meeting in Anaheim two weeks ago and sharing your expertise with us. Most of our speakers are cut and dry, but you were very funny and entertaining. I have a couple of questions for you.
: : I am new to real estate investing. Although I have read several books on the subject, I still come out of the meetings feeling frustrated because I don't understand the jargon ( i.e. carrying back paper, how 1st and 2nd loans work, etc.). A lot of the people that frequent the Commonwealth meetings are either in the business (lenders, brokers, etc.) or are seasoned investment pros and so it is easy for them to understand. Most of the questions that were asked to you along with your answers went right over my head. I see people nodding their heads in agreement while I am scratching my head in confusion. Do you know of any book/course on just the very basics of real estate to help me catch up?
: : I recently took a foreclosure course with Cleo Katz. I have done plenty of door knocking but I end up receiving the cold shoulder along with "It's already been taken care of." When you mentioned about a guy in San Diego who is averaging a deal per month I was flabbergasted!! You mentioned that he goes in the disguise of giving people a loan and ends up doing a deal instead. Granted that's an innovative way of getting in the door, but c'mon there has to be more to his success than just that!?! Is there any way I can get in contact with him to ask a few questions? So far I have been unsuccessful in searching for my first deal.

: As far as understanding the jargon, why not peruse the Foreclosure Glossary on this site? You might find it helpful.
