Re-activate listing before or after appraisal?

Thanks Tom.
Yes we filed chapter 7, still thought we could afford the house - too late now to include in BK, it's discharged.
Then we thought (dreamed) that we might have some equity and could sell and walk with $5-$10k - then we found our value had plummeted, especially with other foreclosures in our neighborhood.
So - broker is contacting the selling agents to see if anyone wants to re-submit an offer with extended date.
IF no one comes back - should we wait till CW does thier appraisal to re-list and be closer in price if we are off?
I don't want to be yo-yo with the price.
