: Ward (and all),

: Can you please elaborate on how you position variable range marketing to prospective buyers? Do you list the price range in the newspaper ad itself? If so, how do you word it?

: Finally, it seems that, based on its diminished visibility compared to some years ago, this concept has lost some favor with Prudential and other sellers. Is there any reason for this? Thanks.

Jack,

Look in your local Sunday newspaper, in the real estate section, and you will see many ads using variable range marketing (VRM). Invariably they'll contain the phrase, "Seller will entertain offers from $XXX,XXX to $ZZZ,ZZZ".

I wasn't aware the use of VRM is on the wane. Perhaps the novelty is wearing off and now it's just being used by true believers such as myself, I don't know.

I remember many years ago the incredible popularity of the all-inclusive trust deed (AITD) and now see it used only occasionally.
However I use it quite often whenever I'm carrying back a junior trust deed in any of my resale transactions.

So I'd suggest that you use VRM, regardless of others use of it, since it's so effective in the marketing of property quickly and at a very acceptable price.
