Typical rehab items for our dingbat rentalsIn Reply to: Re: How About When Holding the Property as a Rental posted by Mike on June 07, 2002 at 7:24 AM : Thanks Ward. : How about if you find a property in a nice rental area and decide that you are interested in keeping it long term? : I've done my calculations based on cash flow needed and current rental prices in the area but what do you reserve for interior rehab? : Since it's a rental I know you don't glitz it up too much but I'm sure it would be wise to include some estimates on basic rehab for interior areas you can't see. : - Mike When we add a property to our rental collection we don't intend ever selling it in my lifetime. Therefore, we rehab for the long term. We will install tile instead of vinyl, we put in washerless faucets like Moen, we put in dual-paned, vinyl clad replacement windows, vertical vinyl blinds, security screen doors, and laundry hookup areas if there are none. We're now contemplating installing commercial grade PERGO flooring instead of carpeting! We're trying it out in one of our one bedroom dingbat rentals and the tenant is pleased as punch with it after one year. Currently one of our other dingbats became vacant after seven years of occupancy, so now's the time to try PERGO again, instead of new carpeting. Our rents are at the top of the scale for HUD's Section 8 Rental Assistance Program here in San Diego. My one bedroom houses rent for $850 per month and our average occupancy runs about 15 years.
