Thanks Ward.

How about if you find a property in a nice rental area and decide that you are interested in keeping it long term?

I've done my calculations based on cash flow needed and current rental prices in the area but what do you reserve for interior rehab?

Since it's a rental I know you don't glitz it up too much but I'm sure it would be wise to include some estimates on basic rehab for interior areas you can't see.
