i believe you are asking about doing a deed-in-lieu of foreclosure - where you basically deed the property to the bank in lieu of your loan

this must be approved by the lending institution and they would need to be certain that there are no other 'debts' against the property as well as ALL owners must sign title to the bank ... as such few lenders will accept a deed-in-lieu - but you wont know until you try

contact the lender and ask for the loss mitigation or loans in default department and discuss with a supervisor to see what they say
