Assignment Contract on a Defaulting Property.......

I just recently gave a lead to a couple of investors. On the contract they filled out, they filled out "John Smith and or assignee".......well, the issue is the property is about 40 days ways from going to sale......home value is 400k.........assisngment is for 350k.......loan amount is about 300k......The investors continue to say they are in escrow, but noone has been over to see the property.....basically lying to the seller. I am assumming that they are still fishing for a buyer to assume their contract.........."close of escrow shall occur 45 days after acceptance".............

My question is this.......can the seller accept other offers besides this contract????......it seems as though the investors that wrote up this contract have no motivation to find a buyer......The seller has been contacted by several buyers during this time........the seller has even made attempts to give these buyers the investor's contact information so that the buyers can assume contract, but no luck.........

Can the seller start accepting other offers besides this contract??
