OK. Let me go over the routine again:

1. Seller creates THT with seller as beneficiary and also as trustee.
2. THT gets signed and stored in a safe place.
3. Seller record a notarized deed, title from herself as an individual to herself as trustee of her trust.
4. PCOR is submitted the same time the transfer deed is recorded.
5. Buyer makes offer to seller.
6. Seller accepts.
7. At escrow, seller deeds to buyer and PCOR is submitted with buyer as owner/beneficiary.
