I'd be hesitant to do the sale, unless you're desperate. If he's got such good credit why can't he come up with some cash? Sounds like ag land lending is getting a little risky in your area, as they've forgotten the ag crisis of twenty years ago. I'd go on the assumption that you could have to foreclose in the future, and I'd want top dollar and then some for the land and I'd want a higher interest rate (at least five over what the first lien holder will be charging). There's an old saw about why should you finance the guy if a bank isn't.
