ask the lender if they will accept a deed-in-lieu of foreclosure ... you or parents can explain to the lender that it is in their better interest to receive the property back now rather than months from now when pricies may be lower and the foreclosure expenses and the loss of the time value of money

also ... why is/was the property left vacant? since it is empty now - try to see what you can do regarding the above - you may not want a renter in there to create a mess or refuse to move out and this limit your options ... of course if you received enough rents that may help to make the payments
