I see the sarcasm in your last sentence, and I see where u are going with it, but let me clarify something to you: The appraisal I got was right on at that time. 4 Weeks prior to puting this one for sale, I sold the house next to this one and it sold for 472k, with just one more bedroom. Believe me my appraisal of 445k was correct at the time. Which is precisely my point: "You better know what you are doing in this down market or you will get burned!" Fortunately I got this property at an incredible discount, and I can still make a profit even if I have to lower it to 360k.

I am thinking that even if I lower it to 399k, there wont be Buyers. I would say that with this market, if you buy at 30 to 35% discount, you will not make a dime. You have to start thinking 40%-45%.
