GC, Ward himself has admitted that he bought some sour deals over time. As your move forward in this business, you'll pick up a rotten apple now and then.

Are you willing to rent it for several years? If not, "mark it to market". There's no use mourning dead money. Sell this deal for what you can, and move your equity into something with more potential.

Maybe even sit the market out for a year, if you have doubts about how it is behaving. Work in the locales you can be confident of.
