Arizona is the only state I know of where a bidder can get a copy of the TSG from the foreclosing trustee, but I thought they charge a minimum of $40 each. You can easily have another mortgage or trust deed that is senior to the one in foreclosure! Why would you assume that a foreclosing trust deed has to be the most senior one? And how would you know if there was an IRS income tax lien recorded against the property unless you researched the title record all the way up to the present? There’s an obvious need to research the title record of a property in foreclosure both frontwards and backwards, but you’ve got to master doing it yourself so you can increase the volume of deals you’re looking at without having to pay for it.
