The reason I'm going this route is it's impossible to contact the owner. She is hiding somewhere and comes back very discretely to collect mail or whatever. I even knocked on the door when she was there but no answer. : I'm aware of the fact that she can sell the house anytime during redemption, declare BK or even trash the house. So far the title is clear except for the one mortgage in default. I'll probably doa name search to look for other liens or problems. : Should I buy the certificate? You might consider putting a note in her mail box that says you have a check for her regarding the house. If she'll talk, pay her a little for a quit claim. Then you have the entire redemption period to decide whether you want the house. The new buyer might even fix it up for you- or buy a quit claim from you.
