: I'm new to this, but learning as I've prepared to attend an auction in Massachusetts. I paid an attorney ($150) to do a title search - I'm still too much of a rookie to do otherwise. I called the auctioneer to get info on what to bring. The auctioneer was helpful - "The only dumb question is the one you don't ask." I'm certain that payment schedules vary from property to property & state to state. I can't apply for a mortgage until an IRS lien is resolved - they have 120 days to exercise a right of redemption.
