Title Report vs. Lot Book Report

: As a newbie, I am not confident in my research abilities at the County Recorder's office yet. So, I contacted a local title company to order a title report (they charge $400). The company rep suggested that, for $150, I can order a "Lot Book" at another title company, which would provide the sufficient property information I am looking for. I was told that the "Lot Book" would include all liens on the property including open Deeds of Trust, Judgement Report, state & federal taxes, mechanics liens, etc. This sounds like a title report to me.

Mary, you can click on the link below and go to the web site of Lotbook.com. They issue the equivalent of a title report for $125.00, but they can’t call it such since they aren’t a title company. They describe themselves as a title search company.

I use them several times a year, especially when I’m borrowing money from a private party and securing their loan with a foreclosure I just took title to 15 days earlier and I want to prove to the lender that they will be in first place.
