Title Report vs. Lot Book

Posted by Mary-CA on March 04, 2002 at 9:39 AM

Ward,
As a newbie, I am not confident in my research abilities at the County Recorder's office yet. So, I contacted a local title company to order a title report (they charge $400). The company rep suggested that, for $150, I can order a "Lot Book" at another title company, which would provide the sufficient property information I am looking for. I was told that the "Lot Book" would include all liens on the property including open Deeds of Trust, Judgement Report, state & federal taxes, mechanics liens, etc. This sounds like a title report to me.

My question: What is the difference between a Title Report and a Lot Book?
