It's me again, I found this house that will be going up for auction at an upcoming Trustee's sale. It has a 1st in the amt of $152,000. And the 2nd, which is foreclosing, in the amt of $36,000. I am so interested in purchasing this hs, but I'd like to get it before the sale, esp. because of the competition. The only problem is that on the property profile, there is no primary owner, and the type of deed that it is recorded under is a NOD. On Kirk's svc it shows the owners and the beneficiary, but my only available contact is with the beneficiary. Could you please help me with a way that I can approach the beneficiary into selling me the property before it goes to sale. I tried knocking on the property's door, I left my contact number, I got a phone call back but they didn't say anything when I answered (CALLER ID). So, what are some techniques that I can use to obtain this property before it goes to sale? I have looked through the manuals you provided and yet can not seem to get it straight, I think I am too anxious and can't think of the right approach, please help ASAP. :) =•=•=•=•=•=•=•=•=•=•= Janette, what in tarnation are you fooling with a property profile for? They have cost more people to lose more money in the foreclosure game than any other single device. I strongly suggest you don’t ever consult one again. So on this deal you need to start from CRR’s notice. That will give you the name of the original trustor to begin your title search with. Chase it back in time til you find your point of beginning, where you find FITE. Then come forward to the present, resolving whether all the liens you discovered going back in time have been paid off. Those that haven’t will be on the property and you could then determine what their relative priorities are. You will have also discovered who the present owners are. Hope this helps.
