Hi Ward! It's me again, I found this house that will be going up for auction at an upcoming Trustee's sale. It has a 1st in the amt of $152,000. And the 2nd, which is foreclosing, in the amt of $36,000. I am so interested in purchasing this hs, but I'd like to get it before the sale, esp. because of the competition. The only problem is that on the property profile, there is no primary owner, and the type of deed that it is recorded under is a NOD. On Kirk's svc it shows the owners and the beneficiary, but my only available contact is with the beneficiary. Could you please help me with a way that I can approach the beneficiary into selling me the property before it goes to sale. I tried knocking on the property's door, I left my contact number, I got a phone call back but they didn't say anything when I answered (CALLER ID). So, what are some techniques that I can use to obtain this property before it goes to sale? I have looked through the manuals you provided and yet can not seem to get it straight, I think I am too anxious and can't think of the right approach, please help ASAP. :)
