: : Hello everyone. I must say thanks to Ward for this awesome forum. This is a REO question but this forum has the best answers to questions that I have seen so please don't be mad.
: : My question stems from the MIN # on a deed of trust in Nebraska. There is a property, that was foreclosed on, that has fallen into disrepair. I found the MIN # and found who has the loan, but according to the register of deeds, the successor trustee hasn't turned over the deed to the bank yet. Sooo I was wondering who do I contact about the property? I figured I would give the trustee a call and see what is going on. Any advice on how to talk to the bank about buying the house from them? I plan to flip the property quick, its in a nice part of town and the deed that was foreclosed on is the senior lein w/ no subagr on it. The deed is 1/2 of the assessed price, and all comparables are moving quickly.

: Well, I’m happy to see that through the use of MERS (Mortgage Electronic Registration System) and their MIN (Mers Identification Number) you’ve been able to identify the REO owner of the property! Just imagine how hard that task used to be without MERS.

: For those of you who would like to know more about the workings of MERS just click on the link below.

: OK, now I would write a certified letter to the REO owner making them an offer for their property and send a courtesy copy of said letter to their foreclosing trustee. If you like, I can fax you a copy of the offer letter.

: Once you get your certified receipt then call the REO owner and ask for their loss mitigation department. Tell them you’ve made them an offer and want to know where they stand now that they have your offer in hand.
