They don’t get wiped at the trustee’s sale since they never were against the title. So they remain what they are, personal liens against the ex-owner of the condo. : If you buy from the owner you’d be smart enough to know that there were unpaid dues and either deduct them from the price of the unit or from the cash being paid the seller. I apologize in advance for what could be a dumb question. Concerning HOA dues, does "recorded" effectively mean "announced at auction" ? If so, can purchasing direct from the owner pre-auction have the added benefit of allowing the buyer to ignore non-recorded HOA liens?
