Andre, it depends on the overall real estate market. If the area is in a "Seller's" market you can expect a hold of 6 months or less, whereas if it's a "Neutral" market about 8 months and in a "Buyer's market it takes about 10 months to flip.

The extra months are needed for the extended marketing effort it takes when the general real estate market turns down, or "soft". The time spent for other activities, such as gaining possession from the ex-owner and doing a cosmetic rehab don't vary in time regardless of which type of market is extant.
