: resale should be targeted at 4 months. 1 month for eviction, 1 month for rehab, 1 month for marketing and 1 month to complete the sale. If the market is soft, go with Ward's numbers. Buying is an unknown variable, sometimes a given property will be potentially available for years, other times it happens before you expect it. Build a pipeline of potential properties so you always have something you could buy.

does it always take at least 4 months? is it possible to complete everything in say 6-8 weeks? i have an investor who is interested in purchasing a foreclosure but i think he may be looking for a quick turn around, how should i explain this to him?
