Avoid AOD's Altogether...In Reply to: AOD - posted by zachary on August 20, 2004 at 5:00 PM Hey Zachary, My title company requires AOD's when I record the deed upon purchase of the property but never when they record the deed for me. I imagine First American follows similar protocol. For your next purchase, let them record the deed for you and thumb your nose at AOD's from here on out. I hate the little bastages.
: am in the final stages of selling a preforeclosure. supposed to close on 8/30. : I'm using first american for the title policy. never had any trouble with my local branch and never had to use the AOD (although i got it just in case). : this property is in another city so its a different office. they are concerned about the possibility of the seller filing bankruptcy and claiming durress (sp??) when they signed the deed. : I did not have a completed AOD on this one but i emailed them a blank copy and said I'd have a completed, signed, notorized one to them first thing monday. : just wondering if you have had any dealings with Fist american and if they accepted the AOD. : I'm, in Ca and used the AOD in your free forms section : thanks : zachary
