Any title insurance you buy now, after you gone into ownership, is not going to protect you from any title impediments that might have come with said title transfer. : So save your money because buying title insurance now is like bolting the barn door after the horse was stolen. : Congratulations on your successful purchase and dont worry about it. Ward, thanks for the reply however we have not taken title yet. the tenth day was friday and we were at the clerks office close of business(no upsets). so we now have the choice of just taking the trustees deed or doing a closing and getting title insurance. at this point have we still missed out on getting title insurance and/or is it even necessary? thanks again
