: Hi Ward,

: I have jumped in and started subscribing to County Records Research. As you know, they indicate whether there is a homeowner's exemption or not. Is this of any importance to the
: investor when looking at these lists? If so, why?

Gary, in CA one can only qualify for a homeowner?s exemption of the first $7,000 of appraised property tax value on their home if they live there. So if you work the foreclosure game by dealing with defaulting property owners before the trustee?s sale then knowing that the homeowner?s exemption is being claimed would tell you the owner lives in the house being foreclosed upon. So County Records Research in Huntington Beach includes that info in their daily foreclosure notice service for their subscribers working the 5 major counties of Southern CA.
