It does need some work. The owner is behind on taxes, has declared bankrupcy and has moved out of state. I have been in contact with the owners and also the bank. The bank has basically walked away from this and it sounds like they would be willing to do a short sale and take next to nothing for it to clear their books. But I need the owners to be willing to sell it to me. I have explained to them that I would be paying the back taxes 1500.00 and all closing costs. It is to their advantage obviously to not have a foreclosure on their record(which of course is right around the corner because of unpaid taxes now. It also is a liability for them to own this vacant house. If the bank would settle for my offer (which I am thinking of only $1000.00 then the owners also would have a settlement on their record which would be a positive thing. The husband was very cooperative and could care less what happens. The wife basically wants to forget the whole thing but has problems with me, a complete stranger profiting from this. I can understand her point but at the same time it still does benefit them to sell. My question is this, Is there a legal way for them to benefit from this financially if I was to buy the home and sell it. Of course I am more than willing to share the profit but do not want to do anything illegal.The home is probably worth as is about 40,000. Any ideas. Quickly please. Mary
