Option #1 is an eviction proceeding; Option #2 is a negotiated exit whereby the occupant (former owner) is offered a sum of money in exchange for vacating "without a fuss". I have heard horror stories about unhappy former owners trashing the property or dragging the eviction process out ad nauseum. =•=•=•=•=•=•=•=•=•=•=•= Larry, after buying hundreds of properties at the foreclosure auctions here in San Diego over the last 19+ years I can tell you that the horror stories you have heard are mostly that—stories. I’ve only had one really difficult, drawn out eviction and have never had even one case of vandalism done by any holdover occupant. I can’t imagine how much of my profits I would have needlessly wasted paying people to vacate, when they willingly did so with no muss or fuss, over all these years. So my advice is, don’t presuppose the worst and act on it as if it were true. My experience shows just the opposite, expect the best outcome and act on it as if it were true. At this point in my life I’m more impressed by the decency of the majority over the feigned meanness of a tiny minority. Follow Ups: Post a Followup:
