Donovan, you can wheel and deal with your foreclosure purchase as soon as you record your trustee?s deed if there where no IRS liens on the property at the time of the foreclosure sale. If there were IRS liens then you?d have to wait 120 days after the sale date for IRS?s redemption right to go stale.
