Dear Confused,
Trying to teach yourself the skills of title record searching can be nigh near impossible, since you won?t really know what you still don?t know when you think you are done. In such a situation most people make assumptions that aren?t really based on fact.

I have had a number of conversations with potential trainees, who want me to shorten my three day foreclosure training course to two days, since they feel they don?t need to cover title researching because they have spent some time down at the county recorder?s office going through it already.

My rejoinder is that I?d agree with them if they can explain to me how they know when they have gone back far enough in the public record. None of them has ever come close to knowing
when they can safely stop going back in time.

I was very fortunate in learning the way title companies did title record searching in the recorder?s office before they switched to their own computerized proprietary databases of today.

I think that trying to learn such a skill from a book would be like trying to learning how to swim by reading a book.

We have taught hundreds of trainees how to do such searches via the hands-on approach and I think every one of them would agree it?s the only way to thoroughly learn it.

So why don?t you ask around your recorder?s office if they know of someone, perhaps some local regular, who could teach you the ropes?
