Steve, I have a question for you and that is: Are you assuming that the mere transfer of ownership of a property would somehow stop an ongoing foreclosure or stop the initiation of a foreclosure? That seems to be what you are intimating in your first sentence, but perhaps you?re going to reinstate whatever delinquency that exists to prevent the filing of a foreclosure or prehaps you intend to reinstate an ongoing foreclosure.

In CA you would use a Grant Deed form to transfer title from your friend to yourself. To get a blank grant deed just call the customer service of a local title company and they?ll give you one free. I hope you are not thinking of taking title directly in your name. If so, please click on the link below for info on taking title in a title holding trust.
