: Need advice please -- There is a constable's sale on Tuesday (in Texas) for a home in an upscale neighborhood. The house has been burned - the insides are completely either burned or smoke damaged; the garage (attached) is ok. How much should I figure for repairs to this house? It's listed for CIA dues, legal fees, etc to the tune of less than $10,000. Property tax lists at $65,000 currently; $125,000 value before it burned. Neighbors values are over $100,000.

TJ, rehab costs will vary from state to state and even within a state. In addition, rehab budgets depend on the scope of work to be done too.

Therefore I would work up a fairly complete description of the required repairs and then give it to at least two local general contractors and ask each to submit their bid for the labor and material they'd charge to do the described repair work. Then I'd average the two estimates to arrive at a close estimate of what the rehab is actually going to cost.
