I don't have a lot of money and want to know how I can do it myself? =•=•=•=•=•=•=•=•=•=•=•=•=• David, processing a foreclosure isn’t rocket science, but I wouldn’t do it myself, and in some states, you probably wouldn’t be legally qualified to do it anyway. States like Arizona, Oregon, Washington, etc. require that the trustee be a lender, escrow company, title company or an attorney. Heck, in Colorado each county has a trustee that’s chosen by that county’s Board of Supervisors or some such authority! Hopefully you’re in CA, because in this state the beneficiary of the deed of trust can choose the trustee they want. And the trustee business is so competitive you can choose a trustee that won’t charge you any upfront fee to initiate the foreclosure. So the fee can be paid at the end of the process and is packed into the opening bid. If someone comes forward and bids the opening bid plus a penny more, you will have gotten all of the money owed you, plus the trustee’s fee will be paid in full.
