Unconscionable Advantage

According to CA Civil Code 1695.13 (Prohibited Acts)

It is unlawful for any person to initiate, enter into, negotiate, etc .etc....if such person by the terms of such transaction takes unconscionable advantage of the property owner in foreclosure.

Ward, or anyone...can you give an example of someone taking unconscionable advantage of a property owner in foreclosure?

The above language is broad and subject to interpretation, it seems, in a number of ways. How do you interpret it?
