: On this current JBB project: we purchased the note late in the cycle and then the bene took two weeks to get the docs to us. As a result, the trustee sale is only 18 days away!!!
: We recorded the Assgnmt of TD yesterday and began our foreclosure process today and the NOD will be recorded tomorrow. Letters and copies of the relevant docs have been sent out to the 1st's trustee and the trustor.
: I just called the trustee of the 1st to request a reinstatement amount and a "Good thru..." date. I was told that it normally takes them appoximately 5-7 days to do so but that they will try to put a rush on it due to the time table. (Grrrr!)
: IS THIS NORMAL?
: I was also told that the request has already been put into motion because trustor had called just before me to request the reinstatement amount.
: WHAT SHOULD WE DO... FED EX A CHECK TO THEM AS SOON AS WE GET THE REINSTATEMENT AMT AND BEAT THE TRUSTOR TO THE PUNCH, OR... GIVE THE TRUSTOR TIME TO REINSTATE SO THAT WE DON'T HAVE TO PUT OUT THE MONEY AND IF HE DOESN'T REINSTATE BY 7 DAYS BEFORE THE TTEE SALE THEN WE JUMP IN AND REINSTATE?

Hey, calm down and take your medication.

Yep, this is normal. Aren’t you glad to hear that the trustor also called to inquire about the reinstatement amount? Means a refinance is in the works and you guys are going to make a bunch of money—just like I promised you would.

I don’t see any particular advantage to either you or the trustor doing the reinstating, as long as it occurs so the 1st’s foreclosure auction doesn’t take place. So yeah, double check a week before and make the payment if the trustor hasn’t by that time.

What am I going to do with you two?
