=•=•=•=•=•=•=•=•=•=•==•=• Tom, don’t waste your time doing an eviction on people who have obviously left with no intent to return. I would take pictures of the condition of the property and what was left behind as my first move. That way you’d have photographic evidence of the condition of the premises and what was there at the time you took possession of the property. If they come back and say they hadn’t intended to move out or that they left a valuable Persian rug or other artifacts you’d have the pictures to prove otherwise. In the file with your papers concerning the land contract etc., insert a dated sheet of paper relating to why you believed the property was abandoned. Stuff like utilities turned off, or no food, no refrigerator, no phone service, no bed, no window coverings, etc. You’d be amazed how people will return and claim they never intended to leave in the first place. Your memo will go a long way to convince a judge that the opposite was true. By the way, change the locks. Good luck.
