: When researching the trust deeds on a gven property, how do you confirm a loan has been paid off absent a deed of reconveyance? Most lenders won't give any info if you are not a trustor or trustee. Thanks, Jim

Jim, I don’t seem to have any problem conversing with a beneficiary if I can’t find a recorded reconveyance on a trust deed of theirs (that I’m fairly certain has been paid off). In fact, that’s what I tell the beneficiary.

It comes up most often when a lien is secured by a bail bond. Bondsmen are quite lax in recording a reconveyance after their bond has been released. So when I call them with my inquiry they generally drop whatever they’re doing and resolve it for me right then and there.
