: I have a little uncertainty on one point when going over comps. It can really foul up your accuracy if you use the wrong data. I keep running into different room counts (mostly bathroom inconsistencies). CMDC says it's a 3/2; Country Records Research's F/C list says its a 3/1.5; an internet comp site says 3.1. Which of these sources do you feel has the most trustworthy data for these room counts?

Alfred, whenever you have conflicting sources of information I’d look to the derivation of the info. For example, CMDC info comes from a database assembled by appraisal reports whereas CRR gets their info from a service like DataQuick’s which is derived from the sale of main frame computer data from the county assessor’s office. Therefore I would trust the assessor’s information more than the appraiser’s information.
